Holiday Let House – Terms and Conditions

These Terms and Conditions apply to the rental of the holiday let property by the owner/manager (the Owner) to the person making the booking (the Guest). By making a booking, the Guest agrees to be bound by these Terms and Conditions.


1. Booking and Payment

1.1 A booking is confirmed once the Owner has received the required deposit or full payment and issued a booking confirmation.
1.2 The balance of the rental cost must be paid by the due date stated in the booking confirmation.
1.3 Failure to pay the balance on time may result in cancellation of the booking without refund of the deposit.

2. Cancellation and Refunds

2.1 If the Guest cancels the booking, the following charges may apply:

  • More than 30 days before arrival: deposit is refundable.
  • Between 30 and 14 days before arrival: 50% of total booking cost
  • Less than 14 days before arrival or no‑show: 100% of the booking cost

2.2 The Owner reserves the right to cancel a booking due to unforeseen circumstances (e.g. property damage, force majeure). In such cases, a full refund will be made, and no further liability shall apply.
2.3 Guests are strongly advised to take out appropriate travel insurance.

3. Check‑In and Check‑Out

3.1 Check‑in time is from 15:00 on the day of arrival.
3.2 Check‑out time is by 11:00 on the day of departure.
3.3 Early check‑in or late check‑out is subject to availability and must be agreed in advance.

4. Occupancy

4.1 The Property may only be occupied by the maximum number of guests stated in the booking confirmation.
4.2 No additional guests, visitors, or overnight stays are permitted without prior consent from the Owner.

5. Use of the Property

5.1 The Property is provided for holiday accommodation only.
5.2 The Guest agrees to keep the Property and its contents clean and in good condition.
5.3 The Guest must not cause nuisance or disturbance to neighbours or engage in illegal or unsafe activities.

6. Damage and Security Deposit

6.1 A security/damage deposit of €250 may be required.
6.2 The Guest is responsible for any damage, loss, or breakage caused during the stay, excluding normal wear and tear.
6.3 The Owner reserves the right to deduct repair or replacement costs from the security deposit.

7. Cleaning and Maintenance

7.1 The Property must be left in a reasonably clean and tidy condition at the end of the stay.
7.2 Excessive cleaning required may result in an additional charge.
7.3 The Owner or authorized personnel may access the Property for essential maintenance or emergency purposes.

8. Pets

8.1 Pets are allowed only with prior agreement.
8.2 If permitted, pets must be supervised at all times and not allowed on furniture or beds.
8.3 Any damage or additional cleaning caused by pets will be charged to the Guest.

9. Swimming Pool Use

9.1 Use of the swimming pool is entirely at the Guest’s own risk.
9.2 Children must be supervised by a responsible adult at all times while using the pool area.
9.3 No diving, running, or unsafe behaviour is permitted in or around the pool.
9.4 The Owner accepts no liability for injury, accident, or loss arising from use of the pool.
9.5 Guests must ensure the pool cover, gates, or safety equipment (if provided) are used correctly.
9.6 Glass objects are not permitted in or around the pool area.

10. Smoking

10.1 Smoking is strictly prohibited inside the Property.
10.2 Evidence of smoking indoors may result in additional cleaning charges.

11. Liability

11.1 The Owner shall not be liable for loss, damage, or injury to persons or property during the stay, except where caused by negligence.
11.2 The Guest is responsible for their own personal belongings and vehicles.

12. Force Majeure

The Owner shall not be liable for cancellation, delay, or changes caused by events beyond reasonable control, including but not limited to natural disasters, government restrictions, or utility failures.

13. Complaints

13.1 Any problems or complaints should be reported to the Owner as soon as possible during the stay to allow prompt resolution.
13.2 Complaints made after departure that were not raised during the stay may not be accepted.

14. Governing Law

These Terms and Conditions shall be governed by and construed in accordance with the laws of Hungary.

15. Acceptance of Terms

By making a booking and staying at the Property, the Guest confirms that they have read, understood, and agreed to these Terms and Conditions.
